He Iwi Kāinga, in partnership with the Tūwharetoa Settlement Trust (TST), began with the development of homes at Te Iwiheke Place in Tūrangi. This project is part of our ongoing commitment to provide affordable, healthy, and sustainable housing for Ngāti Tūwharetoa whānau.

As the landlord, HIK plays a key role in ensuring these homes are well-managed, maintained, and meet the needs of our community. Our responsibility goes beyond just providing housing; we aim to create safe, supportive environments where whānau can thrive while working towards their housing aspirations.

Our goal is to provide you with the skills and knowledge within an 8-year period to be successful in achieving your goals.

We do this by providing with you and your whānau with the wrap-around services of Casey, sharing with you knowledge to increase your kete with regular workshops, and offering you below market rent with contributions towards your housing deposit.

The intention of our whare in Te Iwiheke are to be short term rentals where whānau have the time to save for their housing aspirations – each tenancy is for a maximum of 8 years. This means that many whānau can be supported and provided with the same advantages and benefits as yourselves. In order to keep to these time frames our whare are not part of the Residential Tenancies Agreement and instead you are provided with a License to Occupy Agreement.

By letting us know as soon as possible if there’s a change in your circumstances, we can make sure you get the best support available to you.

What does this look like?

A change can be to your income or the living arrangements, with people moving in or out of the whare.

For any new tenants over 18years of age joining your whare, please complete this form.

It’s important to keep your KiwiSaver details up to date with us to ensure your regular monthly contributions are made to your savings. By keeping your information current, we can make sure that payments are processed on time and go directly into your KiwiSaver account, helping you stay on track towards your financial goals.

If your details change, such as a change in address, bank account, or employer, let us know so we can update your records and avoid any delays. Regular contributions are key to growing your savings, and we want to make sure you’re getting the most out of your KiwiSaver.

Congratulations pet ownership is a big commitment.

We know that pets can be great companions, and where possible, we want you and your whānau to experience the many positive benefits of having a pet.

Getting approval to have a pet in your whare is an important part of your License to Occupy, and not telling us about a pet may be a breach of your agreement and may be a health and safety issue.

Please fill in this form if you would like to apply to have a pet. Once received our Kāinga Manaaki Coach will respond once your application has been reviewed.

There are three different inspection types we will complete as part of your tenancy with us. These are Entry Inspections, Routine Property Inspections, and an Exit Inspection. Communication for these will be sent through your PropertyMe profile and to the email address you have provided.

We undertake inspections every 3 months. The purpose of the inspection is to:

• Check the condition of your home, cleanliness and lawn and garden maintenance.
• Check for any repairs or maintenance that might be required.
• Make sure that there are no breaches of the Licence to Occupy and the rules of conduct.
• Ensure that your whare is safe and secure and that all locks, latches, and catches are working properly.

This is your time to update us with any issues or maintenance needed, if you’re not available to be home, please leave information or email heiwikainga@tst.maori.nz

We will contact you at least 48 hours in advance to arrange a suitable time. If defects are identified during an inspection, we may need to come back and re-inspect once things have been fixed. We will give you notice if we need to do this.

Things to know about your Exit Inspections 

We require you to provide in writing 28 days’ notice of your intention to vacate our Te Iwiheke whare.

Once received we will provide you with written acknowledgement confirming the last day.

You have the option of having a pre-inspection before your exit inspection so we can advise of any defects or work you may be responsible for to allow you time to prepare and have “no surprises” before the final exit inspection or you can choose to only have an exit inspection which will need to take place on the last day of your tenancy before 5.00p.m .

Urgent repairs are problems that affect your health and safety. We’ll try to fix these within 24 hours, wherever possible.

Urgent repairs can include:

• blocked drains, toilet or sewage problems
• gas leaks or bad water leaks
• no power or hot water
• electrical faults.

If the work isn’t urgent we’ll get a contractor to visit within 10 working days to check what is needed.

They may decide that the job needs to be done as soon as possible or that the job becomes part of our planned maintenance programme. Often it makes sense to do some repairs, like painting or upgrades over several homes at once rather than separately. We will work with you on the best fix.

Tradespeople

Contractors that work for us are bound by a Code of Conduct. This requires them to:

• contact you to agree a time for the repairs to be done – unless the job is urgent in which case we would assume you would be home
• leave their name, address, phone number, date, time and reason for calling if you are not home when they call
• show you their identification before entering your home
• leave your house safe, clean and tidy at the end of every work day, and remove their rubbish
• respect your privacy and treat your home and possessions with care
• be appropriately dressed and polite to you at all times.

You can help by:

• being home at the agreed time or giving us plenty of notice if you’re not going to be home
• moving furniture and personal items that may be in the way
• keeping children and pets out of harm’s way.

Through PropertyMe, you can easily view a detailed breakdown of your rental payments, including the bond paid, rent paid, and any arrears. This transparency allows you to keep track of your payments and ensure everything is up to date. It’s important to stay on top of your payments to avoid falling behind, but if you are experiencing financial difficulty, we encourage you to reach out to us as soon as possible. We’re here to support you and can help arrange a payment plan or work with MSD (Ministry of Social Development) to assist with managing any arrears.

Open communication is key, and we want to make sure you have the support you need to stay on track.
